As a provider of high-quality accommodation and professional property services, we reserve the right to decline bookings or engagements that do not align with our brand standards, compliance requirements, or risk policies. All information provided must be accurate, complete, and truthful.
2. Premium Serviced Accommodation
Omillian Estates provides luxury short-term accommodation designed for professionals, corporate clients, families, and discerning guests seeking elevated standards of comfort and service.
2.1 Booking Confirmation All reservations are subject to:
Identity verification Payment confirmation Compliance with house policies Security screening (where required) We reserve the right to refuse or cancel any booking at our discretion where risk, misrepresentation, or policy breaches are identified.
2.2 Guest Conduct & Property Standards To protect our properties and neighbouring communities:
Guests agree:
No parties or unauthorised gatherings No anti-social behaviour No illegal activity No unauthorised additional occupants No subletting or commercial use without consent We operate a zero-tolerance policy toward misuse of the property. Failure to comply may result in immediate termination of stay without refund.
2.3 Security Deposits Where applicable, a refundable security deposit may be required and held against: Damage beyond reasonable wear and tear Excessive cleaning Rule violations Missing inventory Deductions will be documented and evidenced.
3. Payments
Full payment must be made prior to check-in unless otherwise agreed in writing. We reserve the right to cancel reservations where payment obligations are not met.
4. Property Management Services (For Landlords)
Omillian Estates provides professional asset management services designed to enhance revenue performance while preserving and elevating property standards. Services may include: Dynamic pricing optimisation Strategic marketing Guest vetting and ID verification Issue resolution Cleaning and maintenance coordination Light furnishing and presentation enhancements Performance reporting All services are governed by a separate written Management Agreement detailing responsibilities, fees, and scope.
5. Property Deal Sourcing
We provide carefully curated property opportunities for investors seeking strategic acquisitions.
5.1 Nature of Service We provide:
Market research Investment summaries Property introductions We do not provide regulated financial, legal, or mortgage advice. Clients must conduct independent due diligence and seek professional advice before proceeding.
5.2 Fees:
All sourcing fees are agreed in writing prior to engagement. Fees are non-refundable once a property opportunity has been formally introduced unless otherwise stated in writing.
6. Maintenance & Liability
Guests must maintain the property in good condition and report issues promptly. To the fullest extent permitted by law: We are not liable for indirect or consequential loss. Guests are responsible for personal belongings. Landlords retain responsibility for structural compliance unless otherwise agreed. Nothing in these Terms excludes liability where prohibited by law.
